Plan

The most important move for you is to reach out to me EARLY in the process. If your home is in the middle of projects and to-do lists, and you plan to sell within the next year or so, call me! Strategizing about which projects to finish or add can make or save you tens of thousands of dollars.

Prep

This portion of time is 3 weeks – 3 months before listing your home. Here you are putting the final touches on your home to put the best foot forward to get the highest price. Here, I’m having my interior designer come through for a staging consult, hiring professional photography, video, virtual tour, assessing what the market’s doing, what price to list at, etc.

  • How much does it cost to work with me?

    It depends on your home, but around +/- 5% (total, no surprise fees at the end). My commission rate is flexible/negotiable and depends on the complexity of your home sale.


    My goal is to make you more money than you would without an agent!

  • What other fees come up when selling?

    Many sellers do not remember that in WA State we have a Real Estate Excise Tax which starts at 1.6%.


    Plus there are Escrow, Title Insurance, Closing Fees.


    I roughly estimate 3% of the sale price for all additional fees. (These fees are what you’ll pay regardless if you sell your home on the open market or not. Even if you sold to a family member, etc.)

  • When should I call a real estate agents and get the process started?

    Most of my clients call 3-6 months ahead of time. The work we do together prior to your home going on the market is very important and can increase your final sales price significantly!

  • Should I remodel my home before selling?

    It depends! Before you start busting down walls, let me do an analysis to see how much more remodeled homes in your area are selling for. Many times the remodel may not pay off. There are lots of affordable fixes that pack a punch in the sales price.


    One of the services I offer is to come over and give recommendations as to exactly what needs changed in your home to garner a higher sales price, without breaking the bank.

  • I think I'll sell my home For Sale By Owner, how much money can I save?

    If you sell your home to a family member/friend, and use no real estate agent, that can save you around 5% of the sales price.


    If you use a FSBO site to put your home on the mls for a fee, most of the time you’ll still have to pay 2.25% to a buyers agent. In this situation, you’ll need to do all your own marketing and represent yourself in the sale. So, you’d save around 2.75%, minus any marketing/legal expenses.


    (Alternatively, you can put a sign in the yard and market online and attempt to find a buyer that doesn’t have an agent representing them, but this is rarely effective.)


    Shameless plug: Say my cost is 2.75% of the sales price. For example, on a $400,000 sale, that’s $11,000. I take care of all marketing costs, negotiations with price and repairs, keep you protected legally, as well as have a myriad of resources and contacts to help you during your move, and more.

  • What time of year should I sell my home?

    Anytime! The PNW doesn’t really have a selling season like other cold weather states. We do see more homes coming on the market in spring/summer, but wintertime can also be a great time to sell as well!


    Locally, the slowest times of the year tend to be in August (people getting in their last-minute summer vacations) and the last couple weeks in December. One of our busiest months historically has actually been February!

  • How do you determine my home value?

    How do you determine my home value?


    I have done market analysis on hundreds of homes over the years. I find comparable sold homes with similar square footage, year built, finishes, and lot size. If your home has been updated, I take that into account as well.


    I generally use price per sqft to determine a range for the potential sales price. This is not the same process that appraisers will use, but my analysis is usually spot on.


    I also look at the competition of active homes to determine where we should price yours to get the highest price possible.


    If your property is very unique and comparables aren’t easy to find, I will comp your home more like an appraiser, with adjustments made for certain features, such as a shop, view, or ADU.
